With that said whats next? You need a Realtor, and let me just say I would like to apply for that job!! Once I am working for you. We will need to know your wish-list, budget and timeline just for starters. Once that's established.
1) I can lay out step by step the entire process, not only will I work for you I work WITH you from the 1st home you see to the days its closed and you have the keys.
2) Assist you in finding a Lender that loans the money without expensive fees added to closing cost. Check out my Lenders and Mortgage page. Are you military going VA? Not VA but would like 100% financing? Want a loan that allows for repairs? Got you covered. I know the loans and the lenders.
3) No need to spend hours looking for homes from dozens of sites. I have them all and can show them all. I will set you up to receive email alerts to Listings that fit exactly what you are looking for. Want just bank owned? Done! Want just 3 bedrooms 2 baths with 2 car garage, granite and garden tub under $150,000? Done!
4) Once you find the home, I will help you negotiate the best deal. We like good deals at WOWza.
5) Once you have agreed to the terms with the seller. I help co-ordinate the inspections, repairs and any issues with the Closing Attorney.
6) Attend closing with you.
Best of all I do all of the above on the sellers dime. Thats right, my fees are paid at closing by the seller. With every listed home, the seller has agreed to pay the Listing agent a commission and they in turn agree to pay the Buyers agent a portion of that money. You receive professional representation and it costs you zero. Nice.
The selection of your Realtor is every bit as important as the selection of the house. Choose poorly and it may cost you Money and Time. I sincerly, hope for the opportunity to be your 1st Realtor.

Did you know that if you use your VA benefits it can cost you less out of pocket upfront than renting?
Lets explore this a bit.........
$1000 Deposit (they won't see again until the lease is up minus fees)
next payment 1 April
Couple B has chose to buy a home using their VA benefit/ with Seller paying the closing cost because we negotiated it into the deal. The closing/move in is 28 February . This will cost them the following.
$500 earnest money paid the day offer is submitted ( returned to them at closing in this case because Seller is paying the closing costs)
$250 home inspection paid day of inspection (Varies from $250-$400)
$400 Appraisal (Some lenders charge up front)
Total cost the day of closing/move in $1150 minus the $500 earnest money returned =$650
next payment 1 April
These numbers are an example only, but are pretty close on VA deals with seller paying closing.
