When a Seller appoints a company to market their property ALL Agents of the company are required to provide the Seller with the following Fiduciary Duties: UNDIVIDED LOYALTY - CONFIDENTIALITY - OBEDIENCE to Lawful instructions - ACCOUNTABILITY for Actions, Money & Documents - DUE DILIGENCE - FULL DISCLOSURE about the Buyers Ability to Close.

The Agents working for the Seller are there to SELL YOU A HOUSE.

They are obligated to get the Highest Possible Price for the Seller.

This is great for the SELLER - but what about the BUYER?  

At Wowza Realty we believe that the Buyer deserves to have an agent that :

  • Is never distracted by the commission (Sellers negotiate all Fees with the Listing Agent)
  • Shows the properties that meet the Buyers needs and wishes. Not the companies
  • Specializes in serving Home Buyers (We are all Accredited Buyers Representatives)
  • Gives back. I offer a percentage of all my commissions back to the Buyer. *This offer requires lender approval.
  • Share. If a home seller is offering an incentive to the Buyers agent. I will split it with you.
  • Is Knowledgable. All of our agents attend above and beyond the required education for Georgia Realtors
  • Avoids Dual Agency. This simply put means you can't serve two masters. We don't have listings or Sellers that have hired us to sell their property, therefore we can never represent you and the seller at the same time. Never!
  • Knows the home buying process from corner to corner. From choosing a Lender to moving in we have you covered.

 

Now if you were to speak to another Realtor at lets say XYZ company, they may say they can represent you. Thats true. But can they say they don't have an obligation to try and sell their companys listings? Something to think about huh?
